There are quite a few home improvement projects that can boost your home’s value. Even if you aren’t planning on moving anytime soon, making improvements that you can enjoy while raising your home’s value is always a win-win situation.

Kitchen Renovation

In almost every house, the kitchen is the heart of the home.  So it’s no surprise that when it comes to renovation, the kitchen is at the top of almost everyone’s list.
One of the more important reasons why the kitchen is a prime area for renovation is the added value. People want to see a welcoming, useful, well thought out kitchen, not some dark room that was an afterthought.  In any renovation you never want to go overboard, but try to achieve a nice balance between cost and function.
One way you can achieve a fresh look without breaking the bank is new hardware.  Change out the old fashioned gold for some fresh nickel accessories.  Think about painting or refinishing the cabinets to brighten up the space.  Add a colorful new backsplash and look for organizational solutions that keep items off the counters.  If you can’t afford new flooring, a couple throw rugs or a carpet runner can be a great addition.

• Try a fresh coat of paint

A fresh canvas can do so much for a room.  I know your daughter loved ballerina pink when she was a kid, but maybe now that she is about to enter high school, a nice neutral can help give her room some balance.  Painting a room a welcoming grey is always a welcome addition because they allow you to change out your furniture or bedding easily and make a dramatic change without a lot of work.
If your house has a lot of open spaces, painting the walls all the same color can make the house flow more freely.  If you have small rooms, a white ceiling can help it not feel cramped while painting your ceiling the same color as your walls is great for a house with tall rooms.  Don’t forget the doors! Giving them a fresh coat of white paint can freshen up your home, or painting them blank can add a dramatic flair.  When it comes to paint, the possibilities are endless.

• Purchase energy efficient appliances

If your appliances are more than 10 to 15 years old, it may be time to think about updating them. Picking appliances with an energy star rating will allow you to lower your electric bills and increase your home’s value.  It can be a large purchase, but if you keep your eyes peeled, you can find some great deals.
Not only are new appliances more attractive and more energy saving, by replacing your appliances now you are saving yourself from having to deal with their inevitable catastrophic failure.  You do not want to throw out an entire fridge and freezer worth of food or take cold showers for a month while you wait for a plumber to be available.

When updating your home, it’s always best to start small.  Think of little ways to make your home look and feel better and build from there.
